We are now well into 2018 and the Christmas break is becoming a distant (but fantastic!) memory. My family and I enjoyed a 3 week break in the caravan up on the Sunshine Coast. The boys loved cruising the park on their bikes and hitting the beach every day whilst and mum and dad enjoyed time without the usual technology, kicking back and relaxing. Its the longest break we've had for as long as I can remember, but we are back and well rested to take on the year which is off to a cracking pace.

Your roof is the primary insulator from the penetrating Queensland sun. For most typical homes, we recommend a 'cool roof' which is simply the employment of a white or light coloured roof which will reflect much of the heat and light and thus reducing heat in the ceiling cavity and down into the home.

The ever increasing tide of baby boomer's entering retirement is creating a substantial shift in the housing market. As more and more people enter retirement we are seeing this segment of the market shift to other forms of housing. Primarily, these baby boomers are downsizing out of the large 4 or 5 bedroom family home into smaller 3 bedroom homes, apartments, retirement villages or even granny flats.

The Hampton style home is growing increasingly popular here in Queensland and its easy to understand why. It's homely, timeless design, exudes an elegant charm which resonates very closely to that of a traditional Queenslander. With its weatherboard cladding, highly detailed roof gables, expansive verandas, timber french doors and multi-light panels, the two types of home styles can be considered to be a close relative of one another. We are seeing more and more clients requesting this style of home in their brief, such as the below example which has just come off the drafting table.

Our recently completed home for clients in inner city Petrie Terrace is a perfect example of well-executed small lot housing. Nest Bespoke Homes were proud to design and construct this new 3 bedroom character Queenslander on a lot totaling a mere 180 square metres in area.
As lots in Brisbane become smaller with houses positioned closer to one another, design becomes even more critical to ensure that key principles such as a functional layout, cross flow ventilation, adequate & balanced light, privacy and landscaping opportunities are maintained.
Starting 2017 with a Bang!!
In an exciting development for our client's, the home we've recently completed sold for a new record for a two storey on Kingsley Terrace in Manly. The home obviously caught the attention of the new owner as they submitted an offer, off market before completion. After seeing the photos, It's not hard to see why. This stunning, bespoke home has been delivered to an impeccable standard with the highest level of finishes. We'll let the photo do the talking...

With the run down to Christmas upon us, we reflect on what was a huge year of growth for us at Nest. We moved into our new premises on Wecker Road in Mansfield, our staff numbers grew and we handed over a record number of builds to a bunch of happy customers. To this success we must give thanks to our loyal tradies and our suppliers who have provided such great support across this year. Your hard work is greatly appreciated and you are all champions on and off the building site.
October Activity Update
At Nest, it's important to us that every facet of our homes are crafted to perfection. Whilst its true that the internal spacial arrangement, facade & elevation treatments, colours, materials, fixtures & fittings and so on make up 90% of what goes into a quality home; at Nest, we go the extra mile to ensure that the balance 10%, the details, are not only well thought through, but well executed.

We've just capped off a huge month in September and we're already gearing up this month for what will be a busy period leading into Christmas.
Last week, our clients in Hendra were ecstatic to be handed the keys to their new home which involved a substantial renovation and extension to a pre-war queenslander.

This question will often spring to mind for those clients that have a home which may be old and rundown. We like to assist our clients with weighing up the pro's and con's of each option and we always advise clients there is usually more than one option. This is the benefit of working with a true custom home designer and builder. Firstly, there a three key questions we consider when providing advice to our clients:
Progress Update from Nest
This month we start construction on two homes which could not be more different.
The first, located on the Manly terraces with views over Moreton Bay, is a contemporary take on subtropical design. Working with the client's brief, we've incorporated a central courtyard which brings light into the heart of the home and ventilation movement through the use of louvers. Additionally, a theatrical entrance greets you as you immediately look through a glass wall and across to the pool once stepping through the front door.

Its been a busy few months for us all here at Nest with these two renovations starting to come together amongst our large pipeline of work. The first example in Hendra, features substantial contemporary cubist style extension at the rear, whilst maintaining the traditional Queeenslander for the main pavilion.
Respecting History in Modern Renovations
Building a new home is a huge commitment, not only financially, but emotionally. There are large decisions to be made on many things, be itbudget, design, finishes and the list goes on. To make these decisions and the communications between client and builder easier, we have introduced a new online portal.

In Brisbane, houses constructed pre- 1946 are protected from demolition by local and state government legislation. The preservation of these houses ensures that charming Queenslanders, with their tin roofs, shady verandas and timber claddings remain a key part of the urban fabric throughout Brisbane.
